We provide new construction and remodeling services for a wide range of residential and commercial projects, but our specialty is providing highly personalized interior renovations for clients who want to take a space and make it their own. Although we don’t have architects on staff, we do have long-standing relationships with some of the top architect, engineering and design firms around. We also have well-established working relationships with highly skilled interior and kitchen designers who will guide you in those moments when you need a little inspiration.

ARE YOU LICENSED AND INSURED?

Yes! We are fully licensed and insured in the state of Florida. Our Licensed General Contractor number is #CGC1527348. Our Licensed General Pool Contractor number is #CPC1459765.

A lot of "remodelers" will answer yes to this question when in reality they only have a business license and not a valid contracting license. Please rest assured that we have both current and valid business and contractor certification licenses. We also carry more than the recommended business liability insurance to meet any of our clients' needs.

HOW LONG WILL MY PROJECT TAKE? HOW DO YOU ENSURE IT WILL BE DONE ON TIME?

This often-asked question is difficult to answer. Many factors may impact the timeline of a project, including permit applications, material availability, the time of year and the size of the project. Of course, it is in everyone’s best interest to keep your project moving on schedule and on budget. Here are some ways we work to help ensure your project stays on track:

  • We make sure all permitting is completed and approved prior to the beginning of every project. Making sure permits are approved before work begins eliminates the risk of being held up by permit delays.
  • We work hard to ensure the design is exactly what our client envisions before we begin a project. While we welcome design changes, they do impact the timeline of the project, particularly if the change requires a permit revision.

HOW LONG IS THE PERMIT PROCESS, AND WHAT DOCUMENTATION IS REQUIRED FOR THE PROCESS?

The permit process can be as brief as a few days or as long as a few weeks depending on the scope of the project and the municipality we are working with. Each municipality, however, will require similar documentation including a fully executed contract between Integrity 1st Construction and the property owner, a fully executed permit application and a completed notice of commencement.

HOW DOES THE PAYMENT SCHEDULE WORK?

Your contract will include a progressive draw schedule that clearly details the construction milestones at which payments are due and the amount that is due as each action is performed. Your first payment will be due at the time of signing and will be 10 percent of the project total. Down payment funds are used solely for the payment of administrative fees associated with your project, such as permits and drafting. As a result, larger percentages of the total fee will be due at various stages of construction. This is a benefit to the customer, as paying for work as it happens assures our clients that their money is going directly toward their project — not the project of another client. It also provides the client with flexibility in allocating funds for payments.

WHAT PAYMENT METHODS DO YOU ACCEPT?

For your convenience, we accept cash, check, major credit cards (3 percent processing fee applies), Venmo and PayPal.

WHAT HAPPENS IF I WORK DURING THE DAY OR LIVE OUT OF STATE?

It is quite common for our clients to live out of state or be occupied with busy schedules during their construction project. We offer lockboxes similar to Realtors to secure access to the site, and modern technology makes it very easy to keep our clients fully involved in their renovations. We regularly connect with clients via email, phone, text or Facetime — just let us know your preference. We’ll be there to help you in any way we can!
